@Richard CaldwellDepending on what part of the valley your looking to run a short term rental in the restrictions will differ, for example in the city of las vegas these STR's need to be owner occupied and I believe about 660 feet away from another already established STR, as well as I believe 2500 foot buffer between any incorporated or predevelopment resort. 

They charge massive amounts of fees and the homeowner has nothing left to pass down to their children/grandchildren/etc.There may be some instances where a program such as this would be beneficial, but I feel, from an investor's standpoint, that it should be a last resort.

Get in a property that breaks even at last resort, very possible in the Cleveland market, and wait for 1-2 years...$$$.

The porcupine mountain area is decent in the winter because of ski traffic but because the drive is so far away I find some people personally just go to Mt Tremblant in Canada or take a short flight to a better ski resort.  

Sooner or later there will always be a player who plays above the rim.

And thank you everyone, currently I do Amazon FBA which makes me more than 1-4k a month so I'll just focus on that whilst i save up to get a house (after i pay off my debt) im still going to try the rena arbritage if i cant find a nice rental property or vacant lot...its truthfully my last resort

If you have a crappy house, a crappy listing, or aren't using dynamic pricing, you're going to struggle.I'd never buy condos for STR, but you can still buy condos in some of the ski resorts for sub-$100k if that's your thing.
