I'm a single dad with custody of 2 kids, they have to eat!

My county has a tedious process for acquiring probates, but I've been going through that process to get leads and have a much higher response rate, it's just more time consuming because it requires me to physically sit at the court house, go through records, and write them down lol.The other thing I've found challenging is being a one-woman show - acquisitions, dispositions, accounting, admin - but I realize this can be a pain point for a lot of new investors. 

Buy a 2 unit or single with adu, rent out the rooms out on airbnb to help pay for itself.im looking for physical real estate ownership non of this REITS stuff or partnering up deals or hard money lender bull.looking for a solid plan where i can come out with 5 to 7% cocr AFTER putting aside 10% PM,5% Vacancy, 10% for both capex and repairs.

As an owner-landlord of 20+ single family homes across 3 states now, I am spending an inordinate amount of time handling bills, statements, receipts and other paperwork, both in physical-paper form and electronic.

We have always resorted to issuing letters to the code compliance officers and chief of police and being proactive to avoid fines, posting signage, completing routine on-site visits and drive-by's and building physical barriers.

I'm determined to at least have my first physical property before 2018, but it's extremely frustrating when you feel like you're doing the right things and yet...nothing.

As far as old people who have owned their houses for 50 years, many of them have become physically and financially incapable of caring for the house.

Most of us aren’t very physically imposing.  

Not tougher In a physical way, although you could be lol, but tougher in the sense that your going to show up every day and do the things that need done to improve your property and get it where you want it and the scumbags won't be able to keep up with that.

However, I can't help you with being physically present as I work full time and live down state.Anyone else, feel free to chime in if you think what I said is an unrealistic, "Pie in the Sky" idea.
