The smart combination of buying at a discount, adding value, and then using leverage once the asset is performing to pull equity and launch the next project is just a very good formula when executed well.Be sure to start by reaching out to non-recourse lenders to learn about their programs.

Try to pick an area you can stretch those 300k to buy a 2bed or 3bed with barely putting anything down, you should be able to get some seller subsidy if shopping for condos.

I have a lender or two that will ask for appraisal funds up front, but this  is done through a secured portal and it is disclosed that the funds are refundable should your deal fall through before an appraisal inspection is performed
