On their side, on top of what I suspect was a lack of gainful employment and poor credit (inherited tenants) for at least one of the tenants, they would have gotten an eviction on their record.

I am currently full time employed as a software engineer.My experience with real estate involves buying several homes that I have used a my primary residence, and selling my first home by owner.  

I am not employed at the moment, although my wife earns mid 60s and we have 660'ish credit scores with a BK7 on record 2 years ago.I live in South Florida, near Fort Lauderdale in Davie and established a non-profit a few years ago with intent to rehab/flip houses or possibly build on vacant land given by a local city top develop on.Aside from that, I am hoping to meet someone form the area who has been "down this road before" and would maybe be willing to at a minimum have lunch with me to give me some professional advice.Anyhow, nice to "meet" everyone!

I was full time employed for the last 25 years as an IT person but being recently laid off I've gained access to my 401k investments via a solo 401k and with the recent passing of my father I've inherited a fully paid house in NYC as well as inheritance money...woe is me :-). 

@Richard Soung I love the honestly about you still work that 9-5 and trying to find that self employment sometime in the near future.

I am up for using conventional or FHA loans, but because I'm currently "self-employed," as a full-time real estate investor and don't have any deals under my belt as of yet, I'm doubting I'll have much luck getting them for now.

I'm currently employed as an IT Support person for a school district.

Not for my employer but for me.

I definitely knew zero about real estate when I started but like I said it was just a ton of forum reading on here that paved the way
