There were once I am so mad with one of brokerage I just blocked them from my cell.I need to find realtor that was born on the same city with my mom so she would follow my order *patiently*.It's no longer hidden information that most realtors are lousy, you maybe belong to the top 10%.

Be patiently aggressive.

I don't need the cash, so I'm just waiting on lower interest rates...knowing that when i do refinance it's going to kill my cash flow just like it does on all BRRRRs.I think my encouragement, is to allow yourself to be patient.

So if you already own a good JADU candidate and do not want to house hack, you may decide to see it the patient route works out.
