Now obviously over time I could raise the rents incrementally, but after accounting for taxes, insurance, management and withholdings, the cash flow would be negative for the first few years.The properties are in good condition, so no rehab will be necessary.

My parents still live there, but my dad lost his job this year at 64yo- neither of my parents intend to reenter the workforce and they will have to move soon as they cannot afford their mortgage payments- but they would not have trouble affording a mortgage here in Arkansas (though I don't know if it will be hard for them to get one with no jobs?

@Uma SubramaniamYou can have a series LLC with each property in its own disregarded child LLC and use the parent LLC as their sole member.Each child LLC being disregarded all tax filing will fall on the parent with a single tax return.You can also decide to have this parent as disregarded, changing nothing on your personal tax return, but it may be beneficial to decide to have this parent as a multi member with only a 1065 tax filing.
