For me I pay all contractors , materials, inspections, I do the showings and placement of tenants once rented I then go and refi out and that depends reg 30 year fix is my preferred method of refinancing out.

This is true sometimes, but in some scenarios, brand new properties end up producing significantly MORE maintenance/repair headaches than older properties.The reasons are:1) Some building techniques/materials are far superior to those used in the past, but some are not, and some are unproven.

Do any rehabbers have a mood board materials list type thing that they just use for all of their builds that way they can just buy quantity of x material whenever it is on sale.
