Rather than broker out the management and pay 7.5% on the 500k gross rents, we are able to get a much higher quality management by keeping it in house.

@George W.I'm not trying to pick apart your post but dont assume that because a contractor is in a bad financial spot that they are not a quality contractor?

She stated that there is a program where if it you first vacation rental property in the area, I believe county or state, that you could quality with 10% down instead of 20%.

Its A LOT of money and the lead quality is not what it used to be.   

I am someone who invest with more regards to good leaders at the helm rather then “all current or outstanding situations” as long as him or her and maybe self to a degree, can understand where the company is heading, how and why it’s aiming towards that point.

And don't think the most expensive is an indication of quality.

Coming to the point the lease is coming to end next week and they have outstanding balance of over $3k including late fees (I know should have given the eviction notice the first month itself.. lesson learned)They expect me to just withheld $500 from security deposit, so they can pay other bills and they will continue paying a small amount every month (so they say).
