A "mold inspector" is qualified to use the word and a mold remediation company is qualified to clean it up.Instead of hiring someone qualified to determine the scope of the problem, the proposed solution is to grab a bunch of other non qualified people (the HOA and neighbors) and have them provide resources to determine if.... wet spot in one unit = Life damaging problem.My solution is to hire a qualified mold inspector that he pays for.

I had an accepted offer on one of the condos before I even closed( I wasnt even the owner yet) The condo i am selling I took 5000 non refundable so I wouldn’t make the same mistake I did on the first house where it fell out of contract 2 times.

Chapter 7 to completely wipe out everything or chapter 13 repayment plan which doesn't go away until dismissed for non-payment or the plan is completed over time and discharged.Check to see if current rent on the lease is at,above, or below market rents for similar properties.If personal guarantee and tenant has strong net worth then it could be a positive because if they default early you can go after them personally for the money.

@Owen Washington it could be done but its complicated, A) you have to be a real cash buyer because they require you to put down a non refundable deposit after the action, or you must have very solid cash buyers that are ok buying a property sight unseen because its hard to get access to the property prior to the closing of title.
