When a person is in jeopardy of losing their home due to foreclosure or payment issues you can file for a ch.13 under homestead rules.Keep in mind you also have a program called "Save our homes" which is a tax cap on the future assessment.

I cannot be the final nail in their coffin.I'm hoping that the government will come through with the assistance they are promising for them.I realize that not everyone can do this, but I have a very large reserve for my building and am glad that I can.Looks like, as I type this, the government is hoping to try and put a 6 month forbearance on mortgages and small business loans.

My concern would be whether any buyers would be able to get financing, since lenders look at the functionality of a COA as a factor in lending (a greater extent in some case, a lesser extent in others, but all at least ask for information....).If you are still deciding and need to nail down the question of the diversification of ownership, I recommend going to the tax assessor's Web page and seeing if there is a "subdivision" filter that you can use.
