@Ned Carey I advertise all my properties on social media prior to going to the MLS, and at times am successful in selling them that way. 

That group has mentored me over the years and provided referrals for some amazing contractors that have become integral members of my "team" as I renovate and operate apartments.

I find in Baton Rouge low income areas, or 'disadvanted' as the media likes, it's better for me to buy the move in ready or minimal rehab than to take on a big project.

., TV commercials, radio ads, motivated seller website, SEO, pay per click/adwords, facebook, Linkedin, Youtube, and other forms of online advertising and boosted/promoted social media postings.Bottom line is consistency.

The integrity of that wall with all that damage would be my first concern so I’d send contractor to open it up and see what’s in there!

Post everything up on social media , call the news station consumer advocate,send copies to the broker .

Your lender is an integral part of your team, and you should spend some time building a relationship so you have that component ready when the right deal comes along.
