In commercial real estate, this is almost always the case where the general LLC will buy an asset, like an apartment building or a retail strip center, and then form an another LLC just for the property.

The later into next spring you get, the stiffer the competition you'll see from retail buyers.

I have read or heard more than once that mistakes and fear are pretty normal.The Internet is so massive today so you are enabled to do business from anywhere and buy from anywhere.  

@Jeff Kehl Hi Jeff, I checked the CBRE website and they only have reports on office, industrial and retail; nothing on multifamily.

Not only does that put you at risk of wasting massive amounts of time, but you may end up being known as the buyer that doesn't close, which could harm your ability to see other deals earlier than other investors.

Before I started freelancing full time, I was a Project Manager for a retail solutions company in Atlanta.

There is massive amounts of money to be made in excavation.  

I don't think I'm gonna meet every single person who I could potentially buy from, so to better my chances, I should increase my contact.As the question states, I'm looking to flip, so retail prices are out of the question.
