as a single property owner, do not want to pay full price as there may not much of need of reports, looking for state specific lease and ACH/Zelle/paypal kind of payment options for application fee and Rent collection. any recommendation on which plan would be best?

Assuming you are managing the property well and taking care of maintenance issues, there really is no benefit to either you or your resident from the inspection.  

That means that they have a separate dept to handle ordering the appraisals directly and they don't farm that out to an AMC (appraisal management company).

Some great advice here to do your own underwriting and focus on the experience of management.

I agree with @Michael Plaks - having them provide financial and tax strategy together is not necessarily a good thing.Interesting to note - all of the largest asset management / financial advisory firms I work with...none of them do tax work, they all coordinate with a tax firm to address those needs.There are true "fee only" financial advisors out there. 

I would basically do what this owner is currently doing, which is more or less property management.

MANY self-managing landlords violate Florida law and don't even realize it... they just get away with it because the tenants don't know. 

Even in a perfect market with low interest rates and high resale numbers, and the perfect Contractors and Property Managers.....

Unless it is completely managed by a property manager, it will involve work from your part.
