I apologize if this is a pedestrian post, but im wondering if im analyzing this properly, should just wait to buy a better deal OR if i'm hesitant  and scared just being an out of state investor.For what it's worth, I am an active realtor in Los Angeles and i have a SFR and Duplex in Michigan that are performing very well.

@Alex Kamunyo Just in case, there are state specific forums on Bigger Pockets and the Texas forum is quite active. 

If the snow is not cleared from the public sidewalk after a major snowstorm, we ASK to come in and clean it for the tenant.

They do have major issues at times. 

You just want to ensure that all of the major functions have been upgraded - like no more knob and tube wiring, for example.
