Appreciation is limited as it is imploding demographically.Countries like Canada, Australia, NZ are well positioned for long term demographic and economic growth, but they are not as affordable as growing US cities like Charlotte, Atlanta, and Indianapolis at the moment.

For those who invest in notes, the number of notes for sale has been limited compared to the number of contracts for deeds (aka land contracts, an agreement for deed, CFD's etc) I see on the market.I know some investors shy away from them because they are lower priced assets and have a higher risk.

Could be as low as $10 to the sky is the limit . 

I understand there are limited exceptions to implementation as in San Fran, NY, etc.

Some very limited reading I’ve done suggests that’s about the average for many places.

This includes but not limited to people working with investors to help market deals, manage investors, raise capital and etc... 

Also, I currently work 60+ hours a week at my day job so I may have limited time when it comes to the actual management of the property. 

There are dollar amount limits on Venmo. 

I got that 150K limit from a successful speaker on the internet that I believed. 

I live in the northland but I am not limiting my scope to just this part of the city.
