Also wholesaling is tougher than it appears to be successful at it you would likely have to spend hundreds or thousands of dollars on advertising to find seller leads, you likely aren't going to find anything that you can wholesale off of MLS unless you get a huge price reduction, and to do that you would need to find an agent willing to waste time writing many super lowball offers in the hopes that you get something.

Get involved with the people who run things AND visit the office for 'Permitting' These guy and gals may have much to share about who's who' and they know the good ones.When you contact these leads you need to say, "It's great to meet you .... the people at Town Hall speak highly of you!"

Just the fact that there could be an incident that leads to a lawsuit, with the landlord having to defend the lawsuit, is a very expensive matter; and there's no guarantee the tenant will cover that legal expense for the landlord, even if they so promised to indemnify.

I want to make this post short and to the point so excuse me if it sounds rushed.I just got my license from the State Department (In PA/Harrisburg) and I wanted to know how I should go about advertising my investors business on bandit signs (all forms of marketing if applicable).I know I must disclose my license when buying; my question is about marketing/lead generation.Do I need to disclose on my bandit sign that I am an agent?
