We would have a contract that says we split profit 50/50 but if there is a loss then he would take the loss and pay me my initial money back.

Also, look at the other coverages on the policy such as Contents, Loss of Rents, Loss Assessment, Liability, Medical Payments, etc.   

Palm Springs instituted a short term rental limit last year.

Rates have been dropping over the last several days so that is a plus.

All of which, I’ve purchased only within the last 4 years.

There is slightly less risk if these MIL and additions have been done decades ago, versus last year, but still worth checking with the building department and zoning to understand what their enforcement is.
