What determines the class of a building and the class of a submarket?
5 May 2023 | 1 reply
No matter where it is, the most expensive building, Class A attracts tenants able to pay more for luxuries (amenities) such as fitness rooms, tennis courts, dog exercise areas, pools, cafes, covered parking, nice elevators, gorgeous landscaping, quality construction on both exterior and interior, well appointed lobbies and meeting areas, etc.

House Hack - PM or be the landlord?
5 January 2016 | 9 replies
Nope. But when I get to the point that my time is so valuable that I would rather pay someone else $300 per hour, I will surely hire out things like property management and easy repairs.I think that day is a long way off for me though. You should note that property management further will not include services for "basically maintaining a livable home" like mowing grass, shoveling snow, and keeping the landscaping reasonable.

Yes in NJ since about 2006 anyone working in or around a home needs to be licensed by the state Dept. of Consumer Affairs, even landscapers, painters & handymen.Basic handyman liability for 1 million only costs about $1K a year, the license another hundred or two.

It's misleading and weakens the welcome and curb appeal of the residence. When it comes to landscaping, don't allow anything to come in the way of the door.
