So the correct and safe way is to wait for an investor to buy the loan from my lender and hope that they allow transferring the property to my LLC (note that the joint owners of the property and the members in the LLC are the exact same: Me and my wife) without the "due on sale" clause?

I recently heard Tony Robinson speak about joint venture agreements he does with his partners on short term rentals where the partner puts up the capital and Tony manages the property and they split the revenues (possibly profits) 50/50.

I have a question about a joint venture that is going wrong.

Does anyone have an experience putting together a joint venture on a flip with the existing homeowner... please read scenario below:1.

I have an opportunity to rehab a property in a Joint Venture with the current owner where I put up the rehab money and we split the profits upon sale.Have you done something like this?

I know that you need to remove all the old mortar but how far into the joints do you go to remove that sandish material?
