You spend $1,000 and a couple of months of time fixing something up, $19k may be justified.  

It can be quite frustrating, and closing date is a moving target, but all in all I cannot complain - the deals were good enough to justify the hassle.

I kept justifying to myself that having the freedom to move around and not worrying about taxes and fixing stuff etc. was worth it . 

I had looked at Albany Park, Jefferson Park, and Arcadia Terrace primarily.The rents don't justify the asking prices, and it's surprising to see properties being sold at cap 2s and cap 3s.  

They follow whatever set of guidelines give them the value to make it a "deal", or just create a value to justify the deal.
