The market has had a nice little run since my last re-fi, and I want to investigate moving my new equity to more higher ROI.

I recently tried a local private investigator I met that does background checks for local companies and his info was good, but it was a hassle inputting the data on his site and i had to wait for him to do a few things on his end so there was no instant gratification that can be had with online services and in the end there was negligible cost savings.

Yes, you will pay a premium and get a fair product.I always have access to several freshly rehabbed turn-key properties priced a few dollars less than the big companies.

Still investigating it though, have a few reservations but it looks like they are at least legitimate however cumbersome.

The only caveat I'm going to throw in there (having been a Surplus Lines Claims Examiner for many years); if it's a commercial policy (which we are assuming it is), rest assured they will be doing an extensive investigation in the matter, specifically because the limits are likely significant.
