The interaction of able/willing buyers and able/willing sellers is the very definition of "market value" via the mechanism of "price discovery." 

While traditional hotels took a beating for a year or more during the pandemic, STR (and timeshares) returned to healthy occupancies very quickly once the parks reopened as families realized that they could venture out on vacation in the comforts and relative safety of a fully-equipped home vs perceived risky hotel interactions.
