Part of me agrees with you and wants to walk a way but the other part of me knows that this is scaring others off too so there’s more potential for a good deal with less competition...The lack of the wood infestation report is making it hard to get financing for it so that’s another hurdle to overcome both for me (and others) that I think I could maybe negotiate down the price.

Requiring that health insurance companies cover pre-existing conditions didn't kill the health insurance market; they formulated rates based on required coverages. 

If the latter, I can get why she would be scared.

Later, down the road, a high percent of those investors lost every property they had their hands on and this happened for many reasons e.g. changes in the market, mental inability to manage the properties, illness, etc..My biggest question is; will you have the money to back yourself up if (when) you ideal plan is not as ideal as you thought it would be.Your words 'extremely excited' scare me.

The 1% vacancy scares me.

One thing on there that does scare me is the unemployment extension.

And a lot of those repairs are things you could bootstrap and do yourself so don't let them scare you away.

Granted, some are plain lazy, but some are just plain scared and tired of “landlording”.
