ARV  180ish in those days... probably needed 15 to 20k to change out mechanical and fluff and buff .so I am standing there and because of the low bid and the fact that northwest trustee converted to putting all the sales on their website.. ( which really blew it for us guys in the business)  there were over 30 bidders with qualify checks so at least 3 million in cash chasing a dinger that ended up selling with Maybe 10k of equity in it.. at that point I knew our great run was coming to an end and the days of picking off equity like we used was about done. 

We have gotten deals from family, friends, random people on Facebook, our website and wholesalers.

I have tried every marketing advertising out there & nothing has worked out for me, im tired of saying nothing is working for me and no matter how good my Ads are or how many times i change it up i can not generate any leads any new people, nothing is working.

If you are getting advice, that can enable you to replace your current income and/or build wealth for your family and future generations, don't your think that the people providing you these tips should be compensated?

Also, there are websites that offer inherited trust records or probate cases;  how do these companies access these records in all counties and be continuously updated with new cases/inheritance?

Reach out to people in the city you are considering for advice on buying into, including what areas of the city are more inclined to generate cash flow.
