Also there's a small independent cashflow club in Mokena that actually does a cool job of taking live listings and practicing the game with them to see if/how they work.

They say it's a numbers game for a reason.

I have been in the real estate investment game for some time now, and just resently came across this site.

The seconds are usually ALOT more negociable and maybe just still the payments at the end of the loan.If that does not work, you need to play with their equity some say to save their house.If they have good income, maybe something with some unsecured note...Credit card, 401k, ...something....but if they are negative cashflowing w/o a plan to get more income or reduce expences somehow, you are not doing them any favors...

No matter how silly/stupid/repetitive/lame/contradictory our novice questions are, you guys/gals on BP are on top of your game!

Your ability to negotiate can end up playing a huge role in how much money you will make on a deal.

I place more blame on NAR for keeping the bar so low and not making education more of a priority.At the end of the day, most folks simply "play" Realtor and got into the business thinking that it was easy money.
