Is there a resource you could point me to or maybe I could pay someone to hold my hand through this process?

I would like to tell them they can pay for a test themselves, but then what happens if it comes back positive?

If you do, keep in mind that selling, without paying off the mortgage, violates the due on sale clause.That means if your lender finds out, they can make you pay the remaining amount of your loan if they want to or they can take you to foreclosure.

And HOA insurance coverage is very minimal so if something does happen, HOA likely won't be able to pay for much.  

This is proof of what they are actually paying and the current owners are not fluffing the books to make the assets more valuable.
