My husband and I are in the market for a fixer-upper, and would like to turn whatever we buy into a two-story home with an open-concept first level, and a second-level that has three-bedrooms, and features  a loft - overlooking the first level.

Buildium has a lot more features, but I don't use enough of them to justify the $45+/month over the free service that cozy offers.

I have looked at some others such as Appfolio, Propertyware and Buildium as well but, they are either much too expensive to start off with or are lacking account features and so I seem to be heading towards Tenant Cloud or Rentec Direct.
