Tapping into your home equity for the downpayment can be an excellent way to maximize your ROI, however, being over leveraged can have it's risks.

I know many well say Excel, but I want to see if other more experienced investors had any creative ideas??

Your All-in Costs must fit within that amount or you end up leaving additional cash in the deal in the form of equity.

While I won’t say that the option doesn’t come up from time to time, it is rare and most of the properties that fit this category quite obviously have problems of their own that you won’t be financially equipped to deal with.

You could simply say you found someone who was a better fit for your property.
