The catch 22 for me is not knowing whether to do this and pay the higher interest rate for a "just in case" scenario... aka winning bid on an auction property, super quick close..... or go the more traditional route, less risk, lower interest rate.

I've never gone through the process, but I've heard it's tough to win as a landlord as Oregon judges don't typically want to kick someone out on the streets with no notice.

We created a win, win, win.

Many investors and their money partners feel it's a win/win in the 8-10% range ("beats the market, secured by a hard asset"). 

Sometimes it's just deadbeats grasping at straws thinking that it will win them their eviction case. 

This was a cold call (off market) deal and we have taken a mom and pop hotel and added value in many ways, increased occupancy and ADR (average daily rate), integrated with OTAs (online travel agencies) and increased marketing efforts to emphasize the strengths of the property as a destination for tourists visiting our region.

If they're willing to move out early, that's a win-win.
