Good tenant, good area, compensated fairly for them breaking lease plus you saying you wouldn't hold them and them communicating with you ahead of time I would let them go.

I would say that what has made it work above all else is that they both gross over 100k a year, we all have the same political ideas, and we all are pretty mature about communication and keeping things pleasant. 

Communication is also just as important, the last thing you want is to work with a lender who is impossible to get a hold of, and cannot meet deadlines.

At the end of the day investor care about 3 things when hiring a PM (1) Profit and ROI (2) Good communication and overall experience  (3) Peace of mind Most questions about tenant/applicant qualifying, leasing process, maintenance process, fee structure, etc. are all centered around the question “will I make the ROI I’m looking for?”.

Then you can copy and paste EFFICIENTLY!
