I have updated the following to the property:- Ripped out carpeting and installed Vinyl Flooring- Refinished all bathtubs and sinks from a deep green to a bright white finish- Fresh coat of eggshell white paint and high gloss on the trimI have learned so much from this first property that I wouldn't have learned without the experience of just jumping in!

I have been thinking about this a lot lately I really don’t want my tenants to know I own the property for safety reasons a lot can go wrong with that because automatically when someone finds out you literally own the property they staying in they will either bother you none stop or they assume you this big time millionaire because you own real estate which can lead to plotting, I’am a real deep paranoid thinker 😂😂 I always assume for the worst.

You just send out as much low ball offers as possible and hope someone accepts (usually the offer is so low that the arv doesn't matter much because you are offering a deep discounted offer to the homeowner).The way I do it is through digital marketing mainly - reaching out to motivated sellers and focusing on closing them.

They do things like use comps that are in terrible shape to comp to a house that was recently beautifully rehabbed or use comps from deep in the ghetto to comp a house that is in a hip trendy good area or in one case I had the appraiser use a comp from Independence MO for a house that was in South Hyde park....10 miles away and in a completely different city!!!
