I suggested doing a master lease listing me as the master tenant and then I would sublease the rooms to his current tenants.

I am currently looking for a client of mine for a duplex in the Heights around the same price point, and although there aren't a lot, this type of properties do exist.

A little background info about myself, I currently work outside the U.S. for 9-10 months out of the year and live in California.  

At current rates, it would be extremely difficult to have maximum leverage and have any property pay for itself through normal rental income. 

I am thinking about moving from NJ to PA with the higher property taxes in the area I currently reside in.

However, I wasn't thrilled with some of the assumptions they were making for new construction apartments in the current economic climate. 

@Kelvin HeSome things to consider:Transfer Taxes: Some jurisdictions impose transfer taxes when property ownership changes, even if it's to an LLC you own.Due-on-Sale Clause: Check your current mortgage agreement for a due-on-sale clause, which might require you to pay off the mortgage if the property is transferred to an LLC.

Unfortunately, there is nothing you can do until the current lease expires unless the tenants agree to sign a new lease immediately with your terms.
