I live in Northwest Indiana and am currently trying to get into real estate investing.

While the closing costs may be higher than a HELOC, the long-term interest savings might outweigh this initial expense depedning on the property value, LTV, credit, etc.Really depends on your strategy/perspective (short/long-term play, where rates are going, current fianncial position, etc).

I am very interested in investing in real estate in Memphis and am currently seeking professionals who can assist me in this endeavor.I am looking for experienced real estate agents, contractors, and appraisers who can help me identify and secure properties with great investment potential.

The problem with this is that they tend to place INCOME as the main feature of any investment they’re currently considering, and their decision making process centers around how a particular investment will fit into their ULTIMATE portfolio, the one that is large enough to generate all that income which will replace their earnings, and still grow enough to offset inflation.In my opinion, what the investor in this situation should be doing is concentrating on WEALTH BUILDING, not passive income.  

Any success stories as we are feeling less then optimistic currently.

Joshua,I am in nashville and currently have one property in rental arbitrage.

Net cash flow is currently $50k/yr but pre tax.

So my current opinion is they aren't worth it.

It took years to stop the hot water leaking in the master bath.So, we are currently looking for a new place to live and will move as soon as we can afford to.

I am currently renting but I like the idea of house hacking to start out.
