I have databases consisting of 1,341 lenders for RE as well as close to 20,000 contacts at family offices, hedge funds, endowments and pension funds. 

Hoping to use the internet as a resource as well.

As Chris mentioned:  if you well today you can’t sell 5 years from now.

If you're well qualified conventional financing is also an option with 5%+ down.

I am a BP follower and a real estate investor as well.  

Well I did it 15 times so I guess I would but I'm getting older and more tired these days, and property is more expensive, so I'm less inclined these days.

I just want to be able to rent my property out and have the option to enjoy it as a vacation home as well.

Both my tenants (first and second/current) have been there multiple years each, young couples where one is a doctor receiving a housing stipend and the other spouse earns a healthy income as well.
