Hello, anyone out there ha e a good direct mail marketting template they wouldn't mind sharing with me?

They can help guide you in the direction of what you'll need to do (if anything) to get your credit ready and give you an idea of what you can afford monthly.  

My suggestion would be to speak directly with a lender that you feel comfortable with and find out what criteria needs to be met to be approved for the loan and take time to get all of your ducks in a row..  

When I leverage a property 100% the rental income obviously must be based on the true property value not on zero.Expenses are generally in proportion to the value of a home and impact your bottom line directly.

Anyone have direct experience?

From what we saw in 04 on the treasure coast after 2 direct hits.

Also, thinking about doing direct mail to find owner-financing.

I decided that I want to use this method as it doesn't take me away from my family to "pound pavement" (which in my neck of the woods could get you shot) and is not going to cost me money like direct mail marketing does.

I've gone to multiple auctions (Philadelphia Sheriff's Sale), inquired of vacant/distressed properties directly with the owners, worked with random realtors after expressing interest via real estate websites (e.g.
