First time home buyer programs to pay for downpayment closing costs and renovation How did you add value to the deal?

In a scenario where we sell the property (for round numbers purposes not including fees and closing, I have rounded the numbers as is) the profit is $800k , because it has been our primary residence for the last 4 years, are we still sheltered from $500k in capital gains? 

(Most real estate has lower cash flow than a 5% cd or debt pay down.) 

I am closing my first property this week.

Figured we could try to negotiate lot premiums, design incentives and closing cost incentives ourself. 

These were mostly pretty high functioning offenders who just had slightly lower IQs and in some cases likely were just poor test takers in school.

We are in the 80925 area code of Colorado Springs close to Peterson SFB, Shriever SFB, and Fort Carson. 

I would be aiming to keep the costs toward the lower end. 

My closing date is May 31, is it possible to get a 1031 set up at such a last minute point in time and is it even worth it?
