30 day notice

Can I give a tenant written 30 day notice on June 1 (in person or taped to the door) for move-out on June 30?  Or does it have to be given before June 1?  I'm in AZ.

Background: I closed on this 5plex May 10.  Sent certified letters/notices within a few days. Most tenants did not receive certified letter, or pick it up at the PO.  I sent same letters regular mail the next week.  Apparently nobody got any mail. The one tenant who got the certified letter told everyone "we all have 30 days"....not exactly true.  I'm remodeling in phases, so two tenants got 30 days, two (including tenant referenced above) got 90 days, and 1 got a re-lease offer.

This tenant thinks he has 30 days, and hung up on me today, wouldn't take my phone calls after that.  So I want to make it 30 days for him (end of June) instead of the extended month-to-month I previously offered.  Letter includes the caveat that either he or I can give 30 days written at any time, according to state law.

Just need to know if June 1 counts for 30, or do I need to make sure I get it to him tomorrow 5/31.  I only have a phone number, no email for him.

I appreciate any insight!
