There would be a minor water leak, may be next to bathtub or under kitchen sink, but tenant never bothers to report that and by the time it was reported, it has damaged my cabinets, or worse my sub floors.

The actual physical swinging hammers, installing cabinets, etc. but I stopped doing that years ago because it's not profitable.

Both offers, both significantly below market value, have been immediately accepted.If I could be guaranteed a clean title with no clouds or liens, I would most certainly go to my sellers' homes to make my offer, stack banded bricks of hundreds in front of their families, and present the contract of sale for their signatures on top of the bricks.

After I found a six pack of olives from 2010 that exploded in the cabinet and destroyed the lazy susan that was never cleaned up, I felt I was correct in asking them to leave. 

Keep in mind that purchasing a list from a list broker will likely mean they have sold that same list to hundreds of other investors, possibly thousands and those poor people on that list likely get junk mail and spam calls all the time.

It all comes down to whether you can sleep at night knowing you are exposed to something that can get you big time for a few extra hundred dollars a month.
