After being burned by listening to one agent's opinion of rents on a certain property that I bought through him, I quickly moved on to a different agent and ran the numbers myself from that point forward.

A tenant occupies the home and has responsibilities that the cosigner does not (i.e. hauling off trash, replacing burned out bulbs, mowing the lawn, etc.)

Its not a complex deal at all it's a quite standard, so I guess I am right feeling burned.

Cigarette burns can be just as damaging to carpets as pets, and the smell is not much better either.

One of my properties burned total loss.

I rarely own something until it gets old but those dam driers burn their sensors all the time from students over loading it.

Due to our affordable housing stock and fair quantity of inventory we have seen long distance investors burned.

A hot pot can burn a table/countertop.  

He's put a lot of money into trying to fix up/recover (including rebuilding a home from scratch through insurance that burned down), but at this point it may be best to unload what he can to recover from a further downward spiral financially.
