Good morning,I am a rookie to real estate investing but have a few properties with my brothers.

The appreciation is great but doesn't give you options or an escape plan if the property doesn't pan out and that's alot of cash down for no return (negative actually) personally I look for properties that I could do short term rental, buy and hold (BRRRR) or fix and flip.

I invest some with my brother and I'm much more involved and knowledgeable about everything we do.

brother in law was the owner and he let us rent a spare room when I lost my job, when his work relocated him he offered us the lease, and when he was thinking of selling it to avoid cap gains I asked to do a lease option and close before year 5.
