Cameron, In the UK and markets with connections to the UK (Australia, Hong Kong, Singapore) RICS is a designation that illustrates a broad based understanding of real estate. 

As another post mentioned, there's no way to effectively police these policies broadly: too many small timers out there to catch them all.   

I've done D4D and reached out to Sellers even spoke to a couple of possible interested buyers.... but I can't seem to find a way to connect the dots.I understand this may seem broad, and maybe I'm rushing things and need to slow down.

Also not to burst your bubble but most multifamily investments will be 25 percent down unless you’re owner occupying it.If you look in your local market and see (for example) that an average SFR is 250k, then I’d say you have two broad options.1.

I'd recommend starting really broad with just the wiki on "Economics" : https://en.wikipedia.org/wiki/Economics , and then narrowing to particular areas of interest as you need to learn about them.

How should I start is far too broad a topic to be answered correctly in one reply, or even one thread on a forum.  

My comment was more broad in nature, not specific to a hard money lending situation.
