What should I do, in terms of letters/files to make sure I can file a small court claim and have a better chance to recoup the non-paid rent?

I only have a few years to pay it off as everything is going smoothly right now.I just received a letter from the bank stating they are updated their files and are requesting from me, an updated completed tax return and / or income statement.I do have several more years on the loan but  plan on paying it off as early as I can.I've taken out loans in the past and have never had to update tax returns to any of them so I'm curious as to why they would need it unless they plan on lowering my interest rate.

Also, at what point one should open a claim against a tenant attorney threat/demand letter?

You send a letter asking for a release of the tax now.  

@Bryan LaIn person and then follow up with a letter in the mail is what I would do.It is more personal, you want to treat them well and in person lets you feel out if they will be a problem or not.

I have gotten mutiple letters on my door from her and messages on my phone from her.

My moms credit score is not the hottest on the block but it is improving.
