Just purchased a SFR for 165K, with almost no repairs needed to rent, and it’s worth apx 220K as it sits and ARV is probably 235K. 2 bed 2 bath 1100sqft and rents for $1200 a month.

if so then next time say rehab costs are X(57+13=75) ......then "potential market value" 128-150 those are your Comps, that will give you your ARV, based on size of the home, finished, bed/bath, etcif i am way off let me know, any questions just askok so none of that had to do with what went wrong, but i had to get that out of the way first.
