Ive contacted a few real estate agents within the area and have had fairly similar comps to give me an idea of what would be a reasonable price for his home and most of the other homes within his area are going for 625k-650k with similar specifications. i discussed with him a price of 560k for his house which would be a relatively good deal for this area and a beautiful location for me to start a family somewhere in the future.

On the contractor/GC/sub end - GC didnt have funds to complete project GC bounced my number to his other subs for better pricing GC paid fast and always had answers for questions on job Subs didn't show up to job multiple times Subs workers comp didn't check out with insurance auditor Subs showed up diligently and did a beautiful job.

@Jeff Filali  i grew up in the owner carry business my dad did thousands of them literally.. but that was on land and lots... note business is beautiful..just want to make sure the public out there is aware of dodd frank and QM rules for sub prime loans and those terms are sub prime... but yes I love it.. you will retire rich can guarantee it !!!!
