It is a screening question for some properties because people often see the location of the property and make assumptions, they call and have RVs, boats, etc. they want to store onsite.Growing up we had a lot of vehicles on our property between us and  the upstairs tenants.

I would recommend doing a stress test making some assumptions about future rates and at what rate you will no longer have positive cash flow.
