This is why it is important to make sure your day to day operations are run properly and every vendor who performs work at your property and /or on behalf of you is properly insured and you are added as additional insured under their policy (not merely a certificate holder). 

I want to make sure my property is getting managed well and everything is taken care of such that I minimize vacancy and other tenant issues that would add additional cost and headache, but I haven't ever heard about PM fees being this high.

Im looking for any truck driver or previous truck driver that can possible give advice primarily but open to opinions and suggestions. 

What would be your suggestions to figuring out a accurate as possible ARV for this type of property?

AND that should continue to grow as your equity grows. if you have $10M equity position, I suggest a MINIMUM of $.5M in cash but preferably $1M.You will sleep better, live a longer and happier life.Just my 0.02.
