If she wants it to be real estate related (which isn't crazy, rents hit an upwards inflection point a few months ago due to rising consumer-facing mortgage rates and how "substitute goods" work, and all the real estate builders switching from SFR to multifamily tells you where they think the football is going to be in 2-3 years+), look at shares of some of the Wall Street megacorporation landlords that everyone loves to hate.

Right now my issue is a split bathroom ( if you guys know the technical term for what I am about to describe please enlighten me), it is split as in heavily compartmentalized--- Sink--wall-Shower--wall--Toilet.

My guess is the beach front with only 1 bathroom and much smaller footage (less roofs, walls, electrical, plumbing, flooring, etc) is going to have the lower maintenance/cap ex.

I am also open to the idea of a different style of heater such as a wall mount as I have seen plenty of those that have modern controls but for replacement simplicity I would prefer to stick with baseboard heaters if I can find what I want.

When your repair cost is small and generally cosmetic, you may not need the same buffer you would need if you were opening walls, re-roofing, bringing up to code, etc.
