SO my question is....can I legally take back possession of my property, get it cleaned up and in shape for showing interested tenants without her "permission" to enter the house?

I strongly believe so, but id love to hear what other people have to say.What are some good indicators of good cities that possess good rental property potential?

Generally, teh time to verify everything is before you write the big check and take possession. 

I'm not trying to rip off the owner or do anything unethical, I just want to use possession of the tax lien certificate as a foot in the door to seize control and save this gem of a farm before it completely goes under.

For interior, minor maintenance items, do you let it go or do until tenant turnover or do you knock it out as soon as you take possession?

Now almost 4 months since we first asked him to leave he has given us possession of the property but still hasn't removed his garbage from the premises.

I just don't understand people ...46 days ago they passed all the hurdles and gave me $2000 now they're walking down the street with trash bags...wtf that's also one nice thing about those type of tenants they have basically zero possessions..
