I work with many out of state investors and buy/hold or light updates is a great option but trying to do a significant rehab from out of state is not a good idea.

Or if you can fit a headboard, they make some with built in lights, so you don't need night stands.

He sould be able to hang a door, do basic carpentry, repair drywall, replace an outlet and a light fixture, and do plumbing outside the wall, and if he can also install a shutoff valves with shark bites that's helpful too.

I take what he says lightly because he doesn't know a ton about the STR world.
