Reason being that if recession hits and your local RE market takes a hit, your bank can close that line of credit on you before you use it (which is why cash it king).

The other added advantage of doing a low/ no money down loan is it keeps your CASH in your pocket "cash is king", I will leverage money for the rest of my life.
